Frequently Asked Questions

Frequently Asked Questions

General

Finding the right Fargo apartment often comes down to how close you want to be to the river, and Riverhouse's spot along the Red River sets a high bar for downtown walkability. These neighborhoods are worth a look:

Downtown

Riverhouse sits in the heart of Downtown Fargo, where a revived warehouse district now houses the Plains Art Museum, the century-old Fargo Theatre, and the weekly Red River Market at Broadway Square. Living here means walking to dinner and drinks along Broadway instead of driving, and Riverhouse residents get direct river access on top of that. It is the most walkable option on this list for renters who want downtown energy without a long commute.

Hawthorne

Just west of downtown, Hawthorne is one of Fargo's older residential neighborhoods, known for mature trees and a mid-century housing stock. The Fargo Theatre and downtown's restaurant row are a short walk from most Hawthorne addresses, so residents get some of the same downtown access without living directly on Broadway. It suits renters who want a quieter, tree-lined street within reach of the action.

Roosevelt/NDSU

The Roosevelt/NDSU neighborhood surrounds North Dakota State University, about two miles north of downtown, and its identity is shaped by the college population that lives and studies there. Renters here are close to Gate City Bank Field at the Fargodome and NDSU's campus amenities, making it a natural fit for students, staff, or anyone who wants to be near university events. It has a younger, more transient rental market than downtown.

West Acres

West Acres, on Fargo's west side, takes its name from the West Acres Shopping Center and centers around retail rather than riverfront scenery. Renters here get quick access to more than 100 stores and restaurants at the mall, along with the Schlossman YMCA and Rabanus Park nearby. It is a practical choice for renters who prioritize shopping and daily errands over walkable nightlife.

Few cities of Fargo's size pair a walkable, revived downtown with a major university and corporate employers just a few miles apart. These features define living here:

Downtown Built Along the Red River

Fargo's downtown core sits directly on the Red River of the North, and recent redevelopment has turned old warehouse buildings into apartments, restaurants, and public space like Broadway Square. Riverhouse takes advantage of that setting directly, with kayak storage steps from the water. It is a rare pairing of urban density and river access for a city this size.

A Cost of Living Well Below Most U.S. Cities

Fargo ranked 46th out of 229 U.S. cities for lowest cost of living in Niche's 2026 rankings, a notable position for a city with a full slate of downtown amenities and a major university. That affordability stretches further without a heavy local income tax burden weighing on it. Renters generally get more square footage and more amenities for the price than in most comparable metro downtowns.

A College Town with a Corporate Backbone

North Dakota State University anchors the Roosevelt/NDSU neighborhood about two miles north of downtown, while Microsoft's Fargo campus and Noridian Mutual Insurance Company, both major local employers, keep the job market diversified beyond agriculture. That mix brings a steady flow of students, young professionals, and established families into the same rental market. From Riverhouse, all three are within an easy commute.

Four Real Seasons, Embraced Rather Than Endured

Fargo winters are long and genuinely cold, but the city leans into it with cozy indoor spaces rather than shutting down until spring. Summers bring the Red River Market to Broadway Square and long daylight hours for patio season. Residents who want four distinct seasons, not a mild year-round climate, tend to be the ones who stay.

From Riverhouse, downtown Fargo's restaurant row and the Red River are both a short walk away, and the rest of the city opens up from there. Popular attractions in the area include:

  • Plains Art Museum
  • Fargo Theatre
  • Island Park
  • Broadway Square
  • Red River Market
  • Red River Zoo
  • Scheels Arena
  • Gate City Bank Field at the Fargodome
  • West Acres Shopping Center

Riverhouse's downtown address puts most of this list within a fifteen-minute drive, and several spots are close enough to walk.

Riverhouse sits about two miles from North Dakota State University by way of University Drive, and most other major employers in the metro are within a fifteen-minute drive on I-94 or I-29. Major employers within an easy commute include:

  • Sanford Health (Sanford Medical Center Fargo; headquartered in Sioux Falls, SD)
  • Essentia Health-Fargo
  • North Dakota State University (NDSU)
  • City of Fargo
  • Fargo Public Schools
  • Microsoft (Fargo campus)
  • Amazon (fulfillment center in north Fargo)
  • Noridian Mutual Insurance Company / Blue Cross Blue Shield of North Dakota
  • RDO Equipment Co.
  • Bell Bank (headquartered in downtown Fargo)
That mix of healthcare, education, government, and corporate employers means most commutes from Riverhouse stay under fifteen minutes

Amenities at Riverhouse are built around its spot on the Red River, including:

Rooftop Deck with Grills and Fire Pits

The rooftop deck brings grills, fire pits, and a pergola to the top of the building, giving residents a place to gather above the downtown skyline once the weather turns warm. It is a built-in reason to spend a Fargo summer evening outside instead of driving to find one.

Indoor Golf Simulator

Riverhouse's golf simulator gives residents a place to practice a swing when a North Dakota winter closes the outdoor courses. It sits inside the same building as the apartments, so there is no drive required to use it. Few apartment communities in Fargo offer this amenity.

Kayak and Bike Storage on the Red River

Living directly on the Red River of the North, Riverhouse offers dedicated kayak storage for residents who want quick access to the water, along with bike storage and a bike wash area for those who use Fargo's bike path network. Both turn the building's location into something residents actually use, not just a view.

Heated Underground Parking and Pet Wash Station

Heated underground parking means Riverhouse residents skip scraping ice off a windshield most winter mornings, and covered options are available for those who want them. The on-site pet wash area with towels and a heated pet relief area in the garage let pet owners handle cleanup without leaving the building. Together, they cover two of the more common headaches of Fargo apartment living.

We use a Ratio Utility Billing System (commonly known as a RUBS program), which is a method for allocating master billed utility expenses to residents of a multifamily community. Rather than simply taking the bill and dividing it by the number of units, RUBS considers the square footage of a unit, and the number of residents. This does not include any common areas, hallways, or garage areas. The tenant would only be responsible for the square footage and occupancy of their unit. The vendor who will be providing these billing services is Yardi Energy Services (YES). When the new billing services begin, you will receive contact information and can reach out to YES for any questions or concerns regarding your bill.
